Legal Framework
We sign an agreement outlining services and responsibilities, set up the LLC's Federal Tax ID (FEIN), and open dedicated banking.
Funding
SPI has built a strong reputation with sellers. When we commit to purchasing a property, sellers know we mean it — transactions usually close within ten days.
Property Selection
Once the account is funded we source properties from different providers including market listings, off-market listings, and REO listings.
Property Acquisition
Title verification, title insurance, signatures, delivery of funds, recordation, and disbursement — all coordinated through closing counsel.
Asset Management
Once purchased, properties are remodeled or repaired if necessary, then leased through SPI Property Management LLC, which carefully qualifies and selects tenants.
Property Disposition
When the time is right, SPI uses the MLS and direct buyer relationships to exit the asset and return capital with gains.
